The homes here are large, a lot of them were built specifically to maximize the ocean view, and the glass reflects that — floor-to-ceiling panels, oversized sliders, sometimes two-story window walls facing straight into the Pacific. I don’t rush jobs here, and I don’t send a crew who hasn’t worked estate-scale glass before.
Being this close to the bluff edge means the salt exposure is about as direct as it gets in San Clemente, in the same league as what we see in Cyprus Shore a bit further south. The tradeoff for that incredible view is glass that needs real attention on a real schedule, not a once-a-year wipe-down.
Why Cotton Point glass needs more than a standard clean
Direct, unobstructed ocean exposure means salt film builds fast here — often within three to four weeks on the panels facing straight out to sea. Combine that with the scale of the glass itself, and a job that would take an hour on a standard home can run considerably longer here, simply because there’s more surface area, more of it is hard to reach without proper equipment, and getting streak-free results on floor-to-ceiling panels takes real technique, not just more water.
What actually happens to glass in Cotton Point
- Heavy salt film on ocean-facing panels — among the fastest buildup rates in San Clemente given the direct bluff exposure
- Large-format glass takes longer to do properly — floor-to-ceiling panels and oversized sliders need more time per pane than a standard-sized home’s windows
- Frame wear on older estate homes — some of the original construction here predates modern salt-resistant coatings on aluminum and steel frames
- Hard water on courtyard-facing glass — irrigation for mature landscaping on larger lots sometimes overspreads onto side and courtyard windows
What I actually recommend: most Cotton Point homes with direct ocean exposure do best on a 4 to 6 week cycle through summer, when marine layer activity peaks. Homes set back from the immediate bluff edge, or with more sheltered courtyard glass, can sometimes stretch to 6 to 8 weeks. I’ll give you a specific number after seeing your actual property, since a beachfront estate and one set back on the same street deal with meaningfully different exposure.
